About NARREIA

Ask anyone who has tried to get involved with real estate investment what the hardest part was and the answer will likely be the lack of good help. Trouble finding a trustworthy advisor who knows what they are doing can be quite a challenge, especially if you are looking to invest outside your home market. This is compounded when the investor wants to diversify their real estate portfolio into other markets and they must go through the search all over again.

Ideally, there would be an organization of knowledgeable, full-time real estate agents throughout the country, and once you found your way into this organization, everything you needed to nationally invest would be at your finger tips. The agents would be accepted into the group only after an interview process determined they were well versed in the different investment vehicles and the very important aspect of investment finance. After all, they would be investors, too. Instead of trying to keep your investment dollar in their own market, the agents would be part of a network that would encourage them to send you to other regions to diversify your portfolio. There would be access to current market data, tools to quickly calculate cash flow and other financial computations, and an online education accessible from anywhere in the world. As the name indicates, NARREIA is a collection of highly professional Realtors who have focused specifically on residential real estate investing on a national level. NARREIA's website provides a more concentrated set of real estate investment tools and organization than anywhere else, period. And the pleasant surprise is this is all provided to you for free in order to gain your trust in hopes that you'll select our agents to perform your real estate transactions for you. For the real estate investor, this means you no longer have to spend hours sifting through flaky, non-professional real estate agents who don't know the first thing about investing or finance. Have you been burnt by false rent comparisons or agents that really don't know their own market? Have you tried to discuss 5/1 ARMs with your agent only for them to say they only have two arms? It is NARRIEA's prime objective to eliminate all of these problems for you.

Here's how it works: NARREIA is a national association of full-time Realtors who are not only well versed with real estate investing, but are also actively investing themselves. NARREIA's leadership is constantly seeking out these kinds of professionals in emerging and hot markets so that when you, the investor, want to enter a specific market, all you have to do is visit our website and look no further. To top that, if there is an emerging market that you're interested in, NARREIA will locate, screen, interview, and select an agent in that market to join the list of NARREIA advisors so that you don't have to spend your own time doing it. Oh, and did I mention it's all free?

We at NARREIA don't like to dance around subjects, and the fact of the matter is that everyone involved is here to make money. The way NARREIA agents and advisors make money is two-fold, but the most important concept is that outside the traditional costs of buying and selling properties, the use of our online services is absolutely free to our clients, the investors. In other words, if you buy a property that is listed on the MLS, the Seller traditionally provides the commission to the Buyer's agent. Of course when you go to sell, you'll end up with the traditional commission associated with selling the property, but that's no different than if you used an agent off the street. Basically, that's the cost of real estate investment.

The first way we make our money is the commission on the buy and the sell. The second way we make money is through referral fees. Again, there is no additional cost to the investor. With a referral fee, the agent who buys or sells the property will get a commission. If the agent received the client from another agent, the agent who received the commission will send a portion to the referring agent.

For Realtors, this concept is very powerful, especially since we at NARREIA offer a whopping 40% referral fee. Yes, you read that right, we will send almost half of what we make in buying or selling a property to the agent that refers us the client. The industry standard has traditionally been 20-25%. At NARREIA, we recognize that investors usually perform multiple transactions. Because of this, we are willing to pass on more than the standard because we believe that we will make it up in volume. And it works. (Because we give up almost half of our commission to the referring agent and a good chunk to our brokers, realize that there is very little room in reducing our commission. We are NOT discount agents and are in this to make a profit, so please do not engage us in a debate about our commissions. Our advice is free, we will help make you money, so please do not deny us ours.)
