This is the latest version of the Cash Flow Calculator. It allows the user to determine the END OF INVESTMENT ROI by entering the Sales Price, Rent, % Down, and Interest Rate. Extremely customizable, the user can further enhance the results by entering other known criteria including Insurance, Taxes, HOA fees, Property Management fees, Cost of Repairs, and various appreciation rates.
This is an example of the NARREIA philosophy of providing tools to everyone, and those that appreciate the tools and website will use our agents to buy and sell properties. Feel free to pass this file on, as it can help others learn about investing while spreading the word about NARREIA.
Feel free to leave constructive criticism or testimonials about the Cash Flow Calculator in this thread.
You can download this file by Right Clicking and select Save As... If you're using Internet Explorer and you click on the link, you will have an option to view the file in Explorer or to save the file. It works very well in the IE Browser and you don't have to download anything. We do not recommend that you save the file from the Browser window as it will save as a regular Excel file. DO NOT REUSE THE FILES. In other words, do not enter the data for one property and then save the file and then enter the data for another property. If you do this several times, you will probably leave something in there that is wrong.
If you want, you can open the file and make changes to customize it to your market and local tax and rent situation.

I am interested in using this tool but the instructions do not allow me to open up the calculator. Can you please review and make any necessary corrections so that we can use.

When you click on the link what happens exactly?
When I click it I get a pop-up window that allows me to Open, Save, or cancel. I click save and put it on my desktop so that as I analyze properties I then can save each scenario in its respective folder.
Note: The calculator is based on Excel, do you have Excel installed? Also make sure you disable any pop-up blocker temporarily. No need to worry, there are no annoying pop-up advertisements that will plauge you while at NARREIA.com.

| When you click on the link to download the Cash Flow Calculator (CFC), your browser should open a small window that gives you the option: "Do you want to open or save this file?" I would recommend saving it to your computer and then opening it in Microsoft Excel, or the Excel Viewer I mentioned above. If you do not get the window to open or save the file, then you may have a pop-up blocker or some other browser issue preventing you from downloading the file. If this does happen to you, please email me at jeffklein@narreia.com and make sure to include a copy of the error/programming message you receive plus the browser and computer type you are using. |

| The file extension in the link above appears to be .XLT. Shouldn't excel files have a .XLS format? |

| .XLT stands for an eXceL Template ... .XLS stands for a standard eXceL Spreadsheet. You can save and use either extension in Excel, but I would suggest saving it as .XLS which may be easier for most users to use. |

I get the same problem with the link in Firefox. Just some HTML programing. If I paste the link it IE it works just fine. Some one there needs to review the programing for this page to make it compatible with both. Firefox is the only way to go, more secure etc.... |

I've fixed the problem now by changing the file from .XLT to .XLS. It now works in Firefox and IE when you download it (you still must have MS Excel or the Excel Viewer to open it).
Thank you for pointing out that you were having the problem only in Firefox. It had worked for me in Firefox previously, so I never thought to check the browser compatibility. The weird thing is that it's a Firefox-Excel incompatibility but ONLY FOR .XLT file format. Firefox works with .XLS but not with .XLT. Go figure. |

| When I download the cash flow calculuator spreadsheet, all the values in the spreadsheet are numbers--none of the formulas come through. When I change a number in the spreadsheet, nothing calculates through. Help. |
