I recently received a referral from another NARREIA Advisor. He has friends who are possibly interested in purchasing a second/vacation home in AZ and wanted to start to explore their options.
I set them up on several automatic email searches from the MLS, each fitting a specific set of criteria.
I received an email yesterday saying that they were amazed and even a bit overwhelmed at the sheer volume of available properties available in the price range of under $100,000!
To which I can only say- YEP.
AZ is STILL a bargain hunters paradise. While you may not be able to find a house in the $50-75,000 price range like you could find 1 year ago, there are still amazing bargains under $100,000.
I wrote 3 purchase contracts in the last 5 days. Cash buyers are picking up condos under $60,000 right now. They are not particularly glamorous but they are cash flowing from the start.
On another note, I continue to actively list and sell Short Sales- and this area continues to rapidly change so it is important to keep current on the all changes.
I will soon be receiving the "SFR" Designation-National Association of Realtors® Short Sales and Foreclosure Resource Certification Program (SFR).
NAR's press release: "The program includes training on how to manage short-sale, foreclosure, and real-estate owned transactions, and provides resources to help Realtors® stay current on national and state-specific information as the market for these distressed properties evolves."
